Before you decide

The useful questions to ask about a home

We look beyond the viewing and help you explore the everyday things that can shape comfort, running costs and future plans.

A lower price, with work to consider

A lower-priced home may need work or energy improvements over time, so it is not necessarily the cheaper option overall. We can help you consider likely running costs, practical options and indicative costs, and what might sensibly be done now or later.

A comfortable home for the long term

If you are choosing a home to make your own for life, we can help you plan improvements around lasting comfort, daily routines and your budget. Thoughtful improvements may also support its future appeal or value, but an increase is never guaranteed.

Move-in ready, with room to improve

Even a home that is ready to move into may have opportunities to improve heating, hot water or controls and use energy more efficiently. We can help you explore practical options, priorities and indicative costs without assuming that work is needed.

Any cost or running-cost view is an estimate, not a promise. It depends on the property’s condition, how the household uses energy and energy prices.

A clearer basis for planning

What our practical home energy report can tell you

Our practical home energy report connects a property’s systems with your priorities as a buyer. Depending on the property and support you need, we can review an online listing remotely and send guidance by email, or arrange an in-person walk-around. It can support you at a first viewing, form part of monthly support, and be carried out before or after an offer. The level of service can range from straightforward guidance to a fuller review with indicative cost estimates. For any on-site work, access must be arranged with the seller or their agent; it is never unrestricted. We state the assumptions behind likely running costs, and consider heating and hot-water use and controls, practical electrical efficiency and smart controls, and—where relevant—the suitability of solar and battery or water-management options. You receive actions, priorities, sequencing and indicative costs to help you weigh up options and plan for the longer term.

The reports answer different questions. A mortgage valuation is primarily for the lender’s valuation needs. A building survey considers condition, defects and repairs, with scope varying by survey. An EPC gives a standardised energy rating and recommendations. Our practical report complements these by connecting systems and buyer priorities, including practical household-use and staged-budget questions that standard reports may not explore in this detail. It does not replace a structural or building survey, a formal EPC, electrical safety tests or specialist assessments. Where needed, we can arrange a formal EPC through an accredited assessor.

Our practical report is an affordable, modest-cost way to make a better-informed major purchase. Share the property details or listing, an existing EPC if available, and your priorities so we can discuss the report cost for the property. Running-cost and improvement-cost figures are estimates, not promises: they depend on the property’s condition, household use and energy prices. The plan can help you improve in manageable stages, with the ability to pause between fully paid stages under the arrangements below.

Support while you search

Monthly home-buyer support

Looking at several homes? We can agree an affordable monthly package covering practical reviews and reports across your search, with an evolving picture as new properties come into consideration. We can share viewing tips and questions to ask, and offer email advice and views on the properties you are weighing up.

Remote reviews use property listings, EPCs and information you provide, so they are guidance based on that information—not an on-site assessment. Your individually agreed package can include both remote reviews and on-site visits; any visit needs access arranged with the seller or agent. Comparing likely running costs, improvement priorities and possible staged work before you choose can help you see what may fit your plans.

Figures are estimates and depend on property condition, household use and energy prices. The limitations of our existing report still apply.

Remote survey and review guidance is £30 per month; in-person viewing support is £100 per month. Both offer a quick, simple view of estimated running costs and changes or upgrades worth considering—not a detailed survey or guaranteed estimate.

A plan that can fit real life

Improve your home in stages

If you go ahead, we can agree a practical plan in manageable stages, shaped around your priorities and budget. An agreed deposit is requested, with the arrangements discussed with you before work is agreed.

Agree the next stage

We’ll confirm the work and parts for each stage with you before it begins, so you can decide what is manageable now and what can wait.

Parts delivered to your home

Parts are invoiced only after they have been delivered directly to your property, not to us. Work is invoiced when that stage is completed.

Pause between completed stages

Once the parts delivered and work completed for a stage are paid for, you may pause between stages without penalty. There is no outstanding balance for that completed stage and no obligation to start the next one; you can resume when your budget allows.

The option to pause applies between stages, once delivered parts and completed work for that stage have been paid for. We’ll agree the scope and costs of any later stage with you before proceeding.

A friendly first conversation

Let’s make the next step clearer

Tell us what you’re considering and what matters most to your household. Share the property details or listing, an EPC if you have one, and your priorities. We’ll offer practical, straightforward guidance without the jargon.
